What a Difference a Year (or less) Makes!

There have been a lot of sales this year that tried to sell last year and couldn’t for one reason or another. Below is a list of properties that tried to sell in the recent past and did not, but now have sold.

Manhattan Beach Pendings or Solds:
(This is a general list with not a ton of details, information deemed reliable but not guaranteed)

88 Manhattan Ave.: Town Home, once listed for 1849,000 sold off market at a new asking price of 1,925,000
2101 Walnut Ave:, Large SFR, Cap-cod tried to sell off market last year for 2,100,000…now in escrow off market with new listed price of 2,199,000 with multiple offers.
766 33rd: was listed 11/2011 for 2,499,000 currently in escrow after being re-listed 2/2012.
1022 1st st.: 10/2011 re-listed in 1/2012 sold in less than a week.
230 Anderson: for sale all of 2011, was re-listed in early 2012 at a reduced price of 3,999,000 now pending.
3315 Alma: was listed 10/2011 for 2,299,000. Re-listed 2/2012 for 2,199,000 and is currently in escrow.
2808 Elm Ave.: was listed last year at 1,999,000 could not sell, re-listed this year at 2,199,000 and is currently in escrow.
864 9th st.: was listed 11/2010, re-listed in 3/2012 2,849,000 sold for multiple offers, currently in escrow.
1535 Ruhland Ave.: listed last year 2,099,000 did not sell, re listed early 2012 for 1,999,000 and is currently in escrow.
617 Crest Dr.: listed 10/2011 for 1,849,000, sold off market in 2/2012 posted on MLS as sold for 1,800,000.
1808 Pine: was listed 10/2011 1,099,000 re-listed 2/2012 sold in the 900′s.
2404 palm Ave.: was listed 10/2011 1,499,000, re-listed 1/2012 and sold for 1,499,000
705 29th st.: Listed last year 9/2011 for 1,799,000, re-listed 1/2012 for 1,775,000 and closed at 1,750,000
1713 Ruhland: listed 6/2011 was in escrow but did not close, re-sold 3/2012 for 1,040,000

This is most but not all of the examples I could find showing that the market has picked up! To be fair, not all of these have sold for the same price as last year, some prices came down. I can tell you the feeling of last year for some of these listings were not going to sell (within reason). Now 6-12 months later they have now sold. This is a clear indication that the market activity has picked up and in some cases the values have “ticked” up. Overall a good sign that the market is moving.

This is currently the highest price home listed for sale in Manhattan and Hermosa and (probably) Redondo.  There are a couple of Strand homes in Manhattan that are close but none are as expensive as this one.
